How Long Do Perimeter Drains Last?
The lifespan of a perimeter drain depends almost entirely on what it is made of and how it was installed. Here is what to expect.
How long a perimeter drain lasts is mostly a question of material and installation quality. The same house can have a drain that lasts 50 years or one that fails in 15, depending on what went in.
Clay tile
Older homes — pre-1970s — often have clay tile perimeter drains. Clay itself is durable, but the joints between tiles let roots and sediment in, and without filter fabric the system silts up over time. A clay tile system that is 50 or more years old has usually failed or is close to it.
Corrugated "Big O" pipe
The black corrugated plastic pipe used in the 1970s and 1980s was a step forward from clay but was often installed without filter fabric. It crushes more easily and silts up through the perforations. These systems typically last 20 to 30 years before failing, and many are now due for replacement.
Modern perforated PVC with fabric
A properly installed modern system — rigid perforated PVC in clean gravel wrapped in filter fabric — can last 40 to 50 years or more. The fabric is what makes the difference: it keeps fine soil out of the gravel so the system does not silt up.
