Signs Your Perimeter Drains Need Replacing
Perimeter drains fail slowly, not all at once. Here are the signs that the system has reached the point where repair will not hold and replacement is the honest answer.
A perimeter drain rarely fails overnight. It silts up, roots grow in, or sections collapse over years, and the signs build gradually until the basement is wet enough that it cannot be ignored. Recognising the early signs tells you whether you are looking at a cleaning, a targeted repair, or a full replacement.
The early signs
- Dampness or seepage at the wall-to-floor joint after heavy rain
- A white powdery residue (efflorescence) on the foundation wall near the floor — left by water evaporating through the concrete
- A mildew or earthy smell in the basement that worsens after rain
- A sump pump that runs more often than it used to, or runs almost continuously during wet weather
Signs the system has failed throughout
A single damp spot can be a localised failure — a section of collapsed pipe or root intrusion that a targeted repair can fix. Signs that the whole system has reached end of life include:
- Wetness along multiple walls, not just one corner
- A system made of clay tile or corrugated "Big O" pipe that is 30 or more years old
- Repeated dampness after every significant rain, not just storms
- A camera inspection showing silted or collapsed pipe along most of the perimeter
When replacement is the right call
Replacement is the honest recommendation when the inspection shows the system has failed in more than one area, the materials are at end of life, and repeated repairs would cost more than doing it once properly.
